PTA and other organizations.

amount of information available, and we encourage you
to just browse the site. Like I said you will find anything
from School activity, PTA, connections to churches, swim
teams as well as connections to city and county services,
real estate and other business’s.
BOARD OF DIRECTORS:
The Board of Directors meets monthly, on the first Tuesday of each month,
at the AMI Office conference room, 900 Rockmead Suite 144. Meetings begin
at 7:00 PM, and the meetings usually run until around 9:00 PM. There is
no meeting in December. The first item on the agenda each month is public
comments, and we welcome yours.
The Board consists of nine (9) members elected
to three-year terms. Three directors are elected
each year at the annual meeting in October. Current
Board members are:

Sander Mak (Director / Trails Association Board
Member); Michael Higgins (Director); Betty Millard
(Director / Trails Association
Board Member); Marcia Powell (Vice President/
Trails Association Board Member); Scott Wiggins
(Director),
JC Clifton (Director / Deed Restrictions Committee
/ Architectural Control Committee) and Terry
Johnson (Treasurer).
While the Board has the primary
fiduciary responsibility for all Community Association
matters, we contract
with three separate management companies
for the day-to-day operations. One company - Association Management, Inc.
- is the main point of contact for all matters pertaining to Deed Restrictions,
Assessments, Architectural Control, etc. The village manager is currently
Thomasene Smith. The second company - Jeff Ellis and Associates - manages
the swimming pool and they hire another company to assist
them in maintaining
our pool. The third is Marshall Service who maintains our park and entrances.
We also work very closely with our Gwendolyn Condoleo the Mayor's Assistance
Office Representative.
COMMUNITY ACTIVITIES:
The main activity conducted by the Board for
the community is the operation of the swimming
pool and park, which is located at 2159 Fir Springs.
The
pool is open every day during the summer, from 10:00 AM until 9:00 PM (open
until 10:00 PM on Fridays and Saturdays). Last summer we had to update
our pool with a new pump system, and during this process we added the new
salt system. Our pool is 30 years old so it was time to update it to stay
in compliance with the regulations. The salt system will also be better
for the swimmers, keep the pool cleaner and cost less. The pool is open
to all members of the Association in good standings and their guests.
Our playground equipment is some of the newest,
biggest and best in Kingwood. It has certainly
been a hit with the kids. And while our playground
is
as safe as any other, we do urge parents to monitor their children during
play. We also have a full size basketball court at the park which also
has been a big hit not only with the kids but adults alike. We also have
a soda machine available to you everyday near the pool entrance. This machine
is maintained by Wahoo’s Swim Team.
The Board hosts a get-together every year. This
is a get-together which is a family oriented
event, and is scheduled for the pool opening,
the
Saturday before Memorial Day from 2:00 until 6:00 PM, at the community
pool on Fir Springs. We are also in the early stages of developing plans
for a community pavilion to be located immediately west of the swimming
pool, as well as a new parking area. We would love to have your input on
these plans. We have completed a new patio area, new fence and vending
machine area and also new bike parking. You will also notice some new picnic
tables built for your use inside the pool fence. We are in the early stages
of developing a monthly yard of the month program, anybody interested please
let us know.
DEED RESTRICTIONS:
Of course, it wouldn't be a letter from the Association
President if I didn't mention something about
Restrictive Covenants or Deed restrictions!
The Community has certainly improved a lot in
the last couple of years, and I commend you for
that. While the Board does provide direction
to,
and contracts with, the management company to enforce these restrictions,
final resolution of the violations comes directly from you and nowhere
else. Thank you for your efforts and your cooperation for observing the
deed restrictions.
I guess the biggest infraction we still find
nowadays is garage sales, trash cans viewable
from the street, and lawn/roof maintenance. Our
Restrictive Covenants expressly forbid any commercial
activity within
the Community;
and the courts have
interpreted sales of this type as commercial activity. The board has voting
to host two garage sales each year, one in the spring and the other in
the fall. We would appreciate your help in keeping these violations down.
We have met with our village attorney about how
to bring our Restrictive Covenants/Deed Restrictions
up to date. Over the next year the board will
be working to bring these up to current standards. Any time these are update
they will require a vote of the homeowners in good standing. We are considering
looking at what is the most critical part to fix first, bring that to you
and then have the remainder ready for the next annual meeting.

your input into the operation of your Association.

on the streets when school is in session.
